A committee composed of residents, business owners and elected officials has been meeting over the last several months to develop design guidelines and recommend boundaries for the long envisioned Mixed-Use Town Center zone.

Properties recommended for inclusion in the M-U-TC are primarily along the US 1 corridor and around the historic Town Center and MARC station. Key considerations for this re-zoning have been the revitalization of vacant and underdeveloped commercial land and the strategic development of residential units that will help sustain the Town Center. To this end, the industrial properties abutting the historic core are recommended to become part of M-U-TC. The most recent draft guidelines may be requested from M-NCPPC.

On November 7, the committee signed off on the Development Plan and the proposed review process for creating a local town advisory committee to review development proposals for their compliance with Riverdale Park's M-U-TC guidelines. The town council held a work session on the M-U-TC Zoning Map Amendment on November 18. The Mayor and Council will take a final vote on the plan at its regularly scheduled session on December 2. Upon a favorable vote of the Mayor and Council, M-NCPPC staff will prepare the preliminary document for distribution and begin the public hearing process in the new year.
